EV Charging Traps That Condominiums Must Avoid

EV Charging Traps That Condominiums Must Avoid

All condominiums should prepare for a future where they’re required by law to facilitate electric car charging. You should already decide which chargers to install, which charging systems to use and how you’ll manage everything. This sounds complicated, but if you choose the right partner and avoid the most common traps, it doesn’t have to be.

THE NORWEGIAN CHARGING RIGHT

Many European countries are looking to Norway to understand how to drive EV adoption through regulations. In Norway, law regulates the right to charger access for section owners. That means that section owners:

  • Who have their own parking space in the condominium - with the consent of the board -may install a charging point for their EV at their parking spot. The board needs a valid reason to deny this consent.
  • Anyone who may park on the property, but does not have their own parking space, can demand that the board install an electric car charging point. The board needs a valid reason to deny this request.

PREPARING FOR THE FUTURE

The above only applies to Norway, but it’s not unlikely that this—or something like it—will become commonplace in all of Europe. To stay ahead of future regulations, we advise you to act now, while you can still reap the benefits of being an early adopter.

UPGRADING THE POWER INFRASTRUCTURE CAN BE EXPENSIVE, BUT ...

Upgrading the capacity of the electric infrastructure can be very expensive. But the good news is that this is a cost you can avoid. Let me explain how. If you choose the right charger and system, you can balance the load to your electric infrastructure. This is called dynamic load balancing and requires that you have chosen a smart charger and an OCPP-compliant system. This allows the system and charger to work together to distribute power between the chargers. The system will then make sure that the electrical infrastructure isn’t overloaded.
